Phase I project scope includes the construction of three new structures that integrate retail, parking, and offices spaces. The mixed-use development is situated on the last remaining undeveloped corner of Ballantyne Square in South Charlotte. Building A consists of a 2- level, steel-frame structure with retail shops and restaurants on level one along with a YMCA facility. Level two consists of office space. Total square footage for Building A is 55,000. Building F consists of a 4-level, steel frame structure that is integral with one level of underground parking with the adjoining parking deck structure. Building F is approximately 118,000 square feet and includes a movie theatre and retail shops and restaurants.
The Parking Deck consists of a cast-in-place concrete structure of 4-levels. The 200,000 square-foot deck includes space for 459 cars. Phase I construction completes in December 2005 and has a total project duration of 12 months. Total construction costs are approximately $23 million.
