Two new Class-A 100,000 square foot office buildings are planned for the fast growing University Research Park/UNC Charlotte area in northeast Charlotte. High Associates, Ltd. is the developer and will provide on-site leasing and property management services. Mallard Pointe will be located one mile from I-85 at the intersection of Mallard Creek Church Road and David Taylor Drive directly across from the University Research Park. An available branch bank outparcel is part of the development as well.
Rodgers Builders has been awarded the construction contract for One Mallard Pointe. Sitework for the building has already begun with completion expected by September 2001.
The classically styled office buildings feature brick and cast stone exterior materials and marble and mahogany lobby finishes. The project has been designed to incorporate the latest telecommunication technologies and features a building conference room with video-teleconferencing capabilities. Other building amenities include a fully equipped fitness center, backup electric generating capabilities, and abundant parking.
The pedestrian-friendly environment at Mallard Pointe includes a formally landscaped courtyard with a centrally located fountain and seating areas. An adjoining neighborhood shopping center including a restaurant and grocery store is planned. Its integrated design facilitates pedestrian access between the two projects and enhances the overall appeal of Mallard Pointe.
According to Steve Brown, High Associates' Regional Manager, "Our firm is very excited to be developing Class-A office product in the high growth University Research Park area. While High Associates has had a presence in the Charlotte market since the early 1990s, this is our first new development in Charlotte. The company has over 30 years experience in real estate development and property management with a current portfolio in excess of 6,000,000 square feet, located primarily in Central Pennsylvania and Florida. As part of our decision to expand in the South, we felt that the dynamics of the Charlotte market, particularly in the northeast submarket, warranted strong consideration for speculative development. The location is excellent, with easy access to I-85, I-485, UNCC, and Lake Norman. Mallard Ponte's accessibility, convenience, and visibility coupled with its flexible design makes it a highly desirable location for service and technology firms."
